Policies and Procedures
The following is a list of our policies and procedures that are in effect when you stay in one of our EMR Vacation Rentals. As an EMR Vacation Rental customer, you will receive full documentation prior to your stay with us. The list below is presented here to allow you to become familiar with our policies.

Minimum Stay
3 Nights
This policy varies from property to property and can be more than 3 nights. Please contact us to confirm the minimum stay for your property of interest.
Check-in Time
4:00 PM
Check-in Time: 4:00 PM up until 10:00 PM. Most of our Properties Require a Greeter to Meet You. Downtown Vancouver area properties have a check-in desk office. Please Note: There is service fee of $50.00 plus applicable taxes for an after hours Check-In or Check-Out. The $50.00 fee also applies to Guest No Show Check-ins. Ensure you book your travel times accordingly and to be in contact with our company in advance if you need to reschedule your property arrival or departure times. Greeters will only wait 30 minutes for your property arrival or departure time.
Check-Out Time
10:00 AM
Check Out Time: 10:00 AM as early as 7:00 AM. Our Properties Require a Greeter to Meet You. Please Note: There is service fee of $50.00 plus applicable taxes for an after hours Check-In or Check-Out. The $50.00 fee also applies to Guest No Show Check-ins. Ensure you book your travel times accordingly and to be in contact with our company in advance if you need to reschedule your property arrival or departure times. Greeters will only wait 30 minutes for your property arrival or departure time.
Cancellation
45 days cancellation
If the Guest cancels a reservation more than 45 days prior to the Check-in Date, there will be no refund of the reservation deposit. If the Guest cancels a reservation less than 45 days prior to the Check-in Date and has made partial or full payment, there will be no refund of funds received. If the property is able to find a substitute Guest for the same term and value as the original reservation, the Owner will refund any amounts received, less a cancellation fee of 25% of the total value of the booking. There will be no refund in respect of unused days or early departure by the Guest.
Smoking
No Smoking
Smoking will result in the loss of the guests damage deposit to pay for the cleaning required.
Terms of Eviction
Immediate
Guests will be evicted for excessive noise, common and private property damage, disturbing the peace, and unauthorized use of the property.
Property Damage
We pre-authorize damage deposits or on bookings exceeding 30 days, we require a pre-paid damage deposit.
Guest will pay for all damage incurred while the guest is staying in the property, even if the offender is being hosted by the guest.
Liability
We assume no liability. The Guest is 100% liable.
We are excluded from liability for personal bodily injury in any of our Vacation Rentals, while in transit to, or while on the property of any of our Vacation Rentals.
Pets
Pets are permitted in some of our vacation rentals.
In properties that do not allow pets, any signs of pets will forfeit the guests damage deposit to pay for the extra cleaning required. Some properties are pet friendly, please call one of our reservation agents to enquire.
Housekeeping
Upon check out.
Conducted upon check out. Additional cleanings are required for stays longer than 1 month stays. Additional cleanings can be ordered for a fee during your stay if required.

Guest Stay Contract
Required to be signed and returned within 48 hours of receipt.
Property is held for reservation for 24 hours from time of verbal booking, after 24 hours the guest risks losing time slot.
Instructions and Access Information

Information will be E-mailed upon payment in full.
Parking
Parking is dependent on the accommodation you book. The Guest is liable for the security of their vehicles while staying in any of the rental properties.

First payment is a deposit of 50% of the rent plus applicable taxes.
Reservation Deposit is due when the booking is made.
Visa, MasterCard, American Express and a Bank Wire Transfer are all accepted methods of payment. All payments are in Canadian dollars. All reservations must be secured by a credit card.
